<div dir="auto">Many are now flush with cash. &#8220;Americans in the aggregate have roughly $2.7 trillion in “excess savings” accumulated since the pandemic began&#8221;, according to the New York Times.</div>
<div dir="auto">That&#8217;s especially obvious when it comes to buying investment properties.</div>
<div dir="auto">Last week I submitted an offer on behalf of a real estate investor for a two family home in Secaucus. It needed quite a bit of updating.</div>
<div dir="auto">How was the competition? There were 80 offers for the property. Was it underpriced? No. This was not an anomaly. Rental properties, even in rough shape, are routinely getting more than 10 offers and selling in a matter of a few days.</div>
<div dir="auto">Buyers looking for their primary home also have fierce competition. Inventory remains near record lows. And there are more buyers age 30-35 than ever before. In February, one Ridgewood home received 40 offers and another home 25. The sale price for both is expected to be significantly over list price.</div>

January and February sales volume was the highest on record. Then the pandemic hit. The tri-state area became the hotspot for Coronavirus in the U.S. and New Jersey was one of the first states to go into lockdown mode.</p>
<p>When the Governor first limited business activity to essential services in mid-March, it was unclear whether real estate activity was included. Real estate agents were advised by their office managers and by state REALTOR® organizations to stop showing homes. A couple weeks later, the Governor specified that real estate is an essential service as long as proper protocols are followed. Sales activity resumed on a very limited scale. Most but not all sellers who planned on selling in the spring market did not list their homes for sale. Some buyers continued looking for a home and making offers.</p>
<p>By the first week of April, new contracts were down 51%. By the time the month is over, contracts are expected to be down 70% &#8211; 90% year over year. Most buyers and sellers are staying home alone.</p>
<p>Meanwhile, real estate service professionals including salespeople, appraisers, attorneys, inspectors and title people are learning to comply with the COVID-19 protocols. Masks, booties, gloves and hand sanitizer are used by everyone. No more than two or three people are in attendance for any function from showings to inspections to closings. Salespeople have shifted to virtual showings and Zoom is being used heavily for meetings. Sales can and do happen. Personally, I had three homes go under contract between mid-March and mid-April.</p>
<p>Surprisingly, the inventory of homes on the market has actually shrunk. Sellers have pulled back even more than buyers. So when the economy does return, there will not be an oversupply of homes for sale.</p>
<h5>The Real Estate Forecast</h5>
<p>According to Jeffrey Otteau of the Otteau Group, the best case scenario is a re-opening of the economy around Memorial Day. Worst case is at the end of summer. He predicts the 2020 spring market will be pushed into the fall and it will be quite healthy. Activity will be high, but home prices will be down 3% to 12% on average across the state. Bergen County will fare slightly better than average because it began the year better than average. Otteau expects Glen Rock prices to dip 5% this year, for example.</p>
<p>Over the next two years, home prices will recover. In 2021, sale prices will increase 5% to 8% with an additional 4% increase in 2022.</p>

<p>The data for the 3rd quarter is in. The Ridgewood, NJ real estate market is stable &#8211; as it&#8217;s been for the last few years.</p>
<p>Here are a few of the major data points:</p>
<ul>
<li>Homes are selling very close to asking price (98.5% of the last list price.)</li>
<li>The median sales price jumped 3.8% year over year.</li>
<li>The inventory of homes on the market still favors sellers.</li>
</ul>
<p>The only bear-ish figure in the report is the number of expired listings. In third quarter of 2018 the number of expired was 65, and in the same period last year it was 45.</p>
<p>That may suggest sellers have a higher opinion of  the market than buyers do. While inventory of homes is indeed low, 3.4% price appreciation over 5 years is a very modest increase.</p>

<p>The year end statistics are in &#8211; median home prices for residential properties in Bergen County rose 4% from 2016 to 2017, according to the New Jersey MLS*.</p>
<p>After a few years of stagnant prices &#8211; just one to two percent annually &#8211; home prices finally jumped ahead.</p>
<p>June in particular was a strong month for prices, with a 10% price increase over June of 2016. June closings represent contracts written in April &#8211; the middle of the spring market. July also showed a large increase at 9%.</p>
<p>The peak for dollar volume of homes sold in Bergen County was June as well.</p>
<p>Dollar volume for the year was up 4% in 2017, while the number of homes sold was flat. If the inventory of homrs for sale had been higher, we may have seen a jump in the activity. Inventory across the county is relatively low.</p>
<p>Of course, Bergen County real estate statistics vary widely from one area to another, so be sure to ask for statistics for the boroughs that interest you. Home prices in Garfield were up 29%, for example. Prices in Saddle River were up 14%. While prices in Wallington were down 4%.</p>
<p>Median home prices in 2018 are very difficult to predict. Interest rates are rising, there are new tax laws on the books and there is much political uncertainty. Yet the over-riding factor is that the economy is very strong, which should dampen any downside from these market risks.</p>

<p>&#8220;We think that conforming 30-year fixed rates probably make it into the 4.625 percent to 4.75 percent range at some point during 2017 as a peak.&#8221;</p>
<p>Svenja Gudell, Zillow&#8217;s Chief Economist:</p>
<p>&#8220;I wouldn&#8217;t be surprised if the 30-year fixed mortgage rate hits 4.75 percent.&#8221;</p>
<p>Mark Fleming, the Chief Economist at First American:</p>
<p>&#8220;[I see] mortgage rates getting much closer to 5 percent at the end of next year.&#8221;</p>
<p>Lawrence Yun, NAR Chief Economist:</p>
<p>&#8220;By this time next year, expect the 30-year fixed rate to likely be in the 4.5 percent to 5 percent range.&#8221;</p>
<p>Bottom Line</p>

<p>As you may have guessed, 2015 was a solid year for local real estate. Prices went up but not so much that affordability has been significantly impacted. <p>As you may have guessed, 2015 was a solid year for local real estate. Prices went up but not so much that affordability has been significantly impacted.</p>
<p>In 2015, the median sale price for residential properties rose 2.5% for the year while the number of sales increased by 11.6%. The number of days it took to sell a property decreased by 3.6%.</p>
<p>Residential properties include single family homes and condos/townhouses/co-ops. Single family homes fared slightly better as a category, with a median sale price up 3.3%. Condo/townhouses/co-ops were up only 1.7%.</p>
<p>In 2016 the NJ real estate market should be even stronger based on the current inventory of homes on the market, which is quite low.</p>

<p>The New Jersey MLS (NJMLS) has released its market report for June, 2015. The number of homes under contract in June was up 20% over the same month last year.</p>

<p>That&#8217;s a startling number considering last year&#8217;s spring market was very healthy.</p>
<p>Year to date, Essex County experienced the biggest increase in sales activity across northern New Jersey, with an 18.3% increase in residential properties under contract. In Bergen County, residential sales increased by 11.3%.</p>
<p>Despite the increased activity, median sales prices have been fairly flat. YTD, the median sold price for residential sales in 2015 is up only 0.3% in Bergen County.  Across all areas in northern New Jersey, the increase was 1.6%. Those numbers may increase in July as the large number of June contracts begin to close.</p>
<p>The number of new listings increased in June by 10.9%. While that may initially be cause for concern, the absorption rate has actually decreased during the same period. The absorption rate is a measure of the inventory of homes on the market &#8211; the number of months supply of homes currently listed for sale. The absorption rate for residential properties decreased by 4.3% in June over the same period last year. For condos and townhouses, a subset of this group, the absorption rate increased by 1.4%. Still, the rate for condos/townhouses is nearly the same as that of residential properties overall.</p>

<p>Absorption rates for residential categories are in the range of 6.8 to 7.0 months, which is a healthy number. In the more desirable parts of northern New Jersey, the rates are much lower.<br />
