October finds Bergen County real estate in a familiar fall rhythm—but against a backdrop that feels anything but familiar. National politics and economic uncertainty continue to make headlines, leaving many people wondering what comes next for interest rates, the economy and the housing market. Here in Bergen County, however, the fundamentals remain relatively strong. Inventory is still limited in many areas, and well-priced homes continue to attract serious buyers. As always, there’s plenty to keep an eye on as we head into the final months of the year.

Following are the stats for Bergen County showing the market continues to favor sellers.

NJ Real Estate Appraisals Are Changing

The way homes are valued for mortgages is changing. More detailed property data and new technology are giving lenders alternatives to traditional, in-person appraisals. Beginning November 2, 2026, Fannie Mae and Freddie Mac will also require a new, more data-driven format for appraisal reports.

For buyers: Some transactions may qualify for “value acceptance,” meaning no traditional appraisal is required. That can save time and money, but it doesn’t replace a home inspection or the buyer’s own evaluation of the property.

For sellers: When an appraisal is required, appraisers will have access to more detailed information about the property and comparable sales. Changing market conditions will also be reflected when supported by the data.

The bottom line: Better data should make valuations more consistent, but pricing still matters. Sellers should make sure improvements and property details are accurately documented, while buyers should understand that a lender’s valuation isn’t necessarily the same as what a home is worth to them.

Poppy — Ridgewood. A new dedicated gluten-free bakery opened on Chestnut Street in September. Poppy offers breads, pastries, cookies and other baked goods, with a focus on making gluten-free food feel like a treat rather than a compromise.

Capon’s Burgers — Paramus. Celebrity chef Josh Capon brought his popular burger concept to Bergen Town Center in September, marking the brand’s first New Jersey location. The menu centers on burgers, fries, shakes and other casual American favorites.

Three Events Happening Around Bergen County This October

Art in the Park — October 10th. Van Saun County Park in Paramus hosts Art in the Park, bringing artists and art lovers together for a fall day outdoors. It’s a nice opportunity to browse local artwork while enjoying one of Bergen County’s most popular parks.

Baylor Massacre 248th Anniversary Commemoration — October 11th. Bergen County marks the anniversary of the Revolutionary War-era Baylor Massacre with a commemoration at the Baylor Massacre Burial Site. For history buffs, it’s an interesting reminder of the significant role Bergen County played during the American Revolution.

Cider Barn Band — October 25th. The Wortendyke Barn Museum in Park Ridge hosts its 16th annual Cider Barn Band concert, featuring bluegrass music in a historic setting. It’s a quintessential fall afternoon—and a good excuse to explore one of Bergen County’s lesser-known historic sites.

Hidden Gem: Garretson Forge & Farm, Fair Lawn

Most Bergen County residents know the major parks and attractions. But tucked along River Road in Fair Lawn is a place that feels like it belongs to another era: Garretson Forge & Farm.

Dating to around 1720, the Garretson homestead is one of Bergen County’s oldest surviving Dutch farmhouses. Six generations of the Garretson family lived here, when this part of Bergen County was still largely farmland. Today, the restored house, outbuildings and gardens offer a glimpse of that agricultural past.

What makes Garretson especially interesting is how little the setting resembles the farm it once was. The historic property sits just off River Road, surrounded by the suburban landscape that grew up around it.

Insider tip: October is an especially good time to visit. The farm hosts its annual Fall Harvest Festival, with demonstrations of 19th-century farm life, children’s activities, historic tours and locally grown produce. (Sunday, October 11, 2026, from 10:00 a.m. to 3:00 p.m.) Admission is free.

It’s a small place, but that’s part of its appeal. You don’t need to devote an entire day to it—just stop in, take a look around and imagine Bergen County before the suburbs arrived.
