Calculate How Much Your Sale Will Net

So you’ve come to a consensus about how much your home will sell for. Do you know how much of that you get to keep? You’ll have to pay your mortgage balance, attorney fee, real estate commission, transfer tax and other miscellaneous fees (final water bill, recording fees, any unpaid taxes). First, Fix It

Anything in your home in disrepair that can be easily fixed should be addressed before the home goes up for sale. You’ll want to pay particular attention to the front exterior and the most important rooms in the house: The master bedroom, the kitchen, and the living room.

 

Next, Clean it

It’s not too early to start decluttering your home, the number one challenge for most homeowners. A decluttered home will make it appear larger. And the fewer personal items, the easier it will be for a buyer to visualize herself/himself in the home.

And then there’s cleaning. From the inside out, a clean listing is a happy listing. It’s not good enough to just put things away. Potential buyers will and do open closets and drawers throughout the house when they’re looking at your listing. Be sure to keep personal items that you do not want on display in drawers that are clearly your personal furniture.

The more organized you can be, the better.

 

Plan Your Spring Green Up

A few basic things on the outside can really bring your home to life. Fertilizing in late March will help your lawn green up faster. And adding fresh mulch to flower beds and around bushes will make a favorable first impression. Of course, the more color, the better – so consider adding spring flowers near the entrance. (More color is better with one exception – don’t buy red mulch!)
